The Buckinghamshire Council Local Plan is proposing SIX sites across Edlesborough & Northall as suitable for new homes.

Currently the proposed housing numbers are 334 houses in Edlesborough and 145 houses in Northall.

On 17th February Buckinghamshire Council (BC) released the list of sites they consider are suitable or partially suitable for inclusion in the new Buckinghamshire Local Plan, the replacement for the VALP (Vale of Aylesbury Local Plan). All Councils must develop a plan to say where they think their share of the national government's new housing targets could be built. At this stage potential sites have been assessed for suitability, and all residents have the chance to comment. This is separate to a planning application, and these sites may or may not progress to that stage. Edlesborough Parish Council (EPC) is working through the details and have already identified some questions and responses. Once EPC has agreed its responses to each site copies will be placed on this page of our website for residents to view.

The sites outlined in red have been rejected by Buckinghamshire Council.

The green sites have been identified as included in the potential supply, including commitments and allocations.

The survey closes at 23.59 hrs on 16th March 2026.

Before responding to the survey, please look at the supporting documents and information on the Local Plan for Buckinghamshire web page.

All residents are welcome to respond. EPC encourages residents to advise Buckinghamshire Council about any mitigation issues such as

  • Flooding
  • Access
  • Highways Safety
  • Lack of infrastructure.
  • Lack of services

Edlesborough Parish Council formed a working party to formulate responses to each of the proposed sites across Edlesborough and Northall. Councillors then agreed the responses by email, these agreements will be ratified at the next Council meeting on 19th March 2026.

The responses below have now been formally submitted to Buckinghamshire Council via the survey.
